One room back to being available, grab it quick! With off-road parking and on a cul-de-sac this house is one of the best you'll find in Bangor in a quiet spot. Just up from the railway station and 10 mins walk to main arts. Large rooms, kitchen diner, conservatory, lots of storage and large garden. Indeed students have tended their own vegetable patch here! Each room has its own wash hand basin with mirrored cabinet above, one room is fully en-suite and there are two showers and two WCs as well as a utility room for washer and dryer.
All bills (water, gas, electric, internet) are included in the rent. Council tax is not included but full-time students are exempt from paying council tax in any case so there is no council tax to pay as a full-time student. TV provided in the conservatory, this really does feel like a home rather than a house.
Please note, I only use contracts by the room. This is for YOUR protection. Be careful: If everyone signs up to a house on one tenancy, then if someone drops out for whatever reason, then the others have a legal responsibility to pay their rent. That is not fair. I run separate agreements for this reason. Including bills also means you don't have that "whose turn is it now" discussion on a cold wet windy night to find a local store to top up the meter. For this house, just turn up and use everything. (The EPC used is the one when we bought the house and there has been a lot of improvement since then - fully double glazed, wall insulation). Weekly rent is term time. Summer ten weeks are half rent which is when I come to the property to do most of the maintenance and improvement works but rooms can be occupied over these summer weeks and used normally. A holding deposit of £95 is taken on application and this is refunded or deducted from the first rental instalment.
If you provide a UK based guarantor then there is no deposit and this is the quickest and cheapest method for you. If no guarantor then you can use www.zerodeposit.com (which is an insurance based replacement for a deposit which costs about a week's rent and is not refundable) or place a deposit of £250 using the custodial and government approved Tenancy Deposit Scheme (TDS).
Some students stay on to do their Masters or are doing their masters and so folks needing accommodation can be accommodated. Details on request.
