With bills included this house is perfectly situated; open the front door and Main Arts and Pontio is across the road and car park. Turn right for the Cathedral and High Street, turn left for Asda and station. Arranged over three floors, the top floor (loft) room has its own WC. On the first floor are three rooms of which one has its own shower. The communal shower and WC are here too. On the ground floor are two bedrooms of which one is fully en-suite. The rear yard is covered and there is a utilities out house which means there is more amenity space left inside the house. The front has a forecourt which is useful for keeping the main green wheely bin. Although boxes could go here too, housemates find it more convenient to have these in the yard at the back. Gwynedd Council does have cheap residents permits for using on the public car parks so even though there is no parking out side and limited parking opposite, two car parks are really close.
If you provide a UK based guarantor then there is no deposit and this is the quickest and cheapest method for you. If no guarantor then you can place a deposit of £250 using the custodial and government approved Tenancy Deposit Scheme (TDS), but talk to me first if that is an issue. Contracts run 1st July to 27th June. Summer ten weeks are half rent which is when I come to the property to do most of the maintenance and improvement works but rooms can be occupied over these summer weeks and used normally. A holding deposit of £80 is taken on application and this is refunded or deducted from the first rental installment.
Some students stay on to do their Masters or are doing their masters and so folks needing accommodation can be accommodated. Details on request.
Please note, I only use contracts by the room. This is for YOUR protection. Be careful: If everyone signs up to a house on one tenancy, then if someone drops out for whatever reason, then the others have a legal responsibility to pay their rent. That is not fair. I run separate agreements for this reason. Including bills also means you don't have that "whose turn is it now" discussion on a cold wet windy night to find a local store to top up the meter. For this house, just turn up and use everything. Council tax is not included but full-time students are exempt from paying council tax in any case so there is no council tax to pay as a full-time student. As well as large smart TV with TV licence there is an Alexa.
